  • Where so you advertise my property.

    We go above and beyond to ensure your property gets maximum visibility. Our advertising strategy includes a wide variety of rental platforms, social media channels like Facebook, Instagram, YouTube, and X, and our Authority Property Management website.


    The list of platforms we utilize evolves as new tools and services become available. Currently, we advertise on 40 platforms, providing extensive coverage to attract the right renters. Here are just some of the many places your property may be featured:

  • How do you show properties?

    We offer two convenient showing options: in-person showings and self-access through a secure digital lockbox system. For in-person showings, we have a dedicated, full-time staff member available to show properties Monday through Friday from 9 a.m. to 4:30 p.m. This professional team member ensures each prospective renter receives personalized attention while touring the property. They also answer questions on-site, highlight the home's features, and create a positive experience for potential tenants. Plus, our branded, wrapped vehicle ensures easy identification and adds an extra touch of professionalism.

    For those preferring more flexibility, our self-access system allows renters to schedule viewings daily from 7 a.m. to 7 p.m. using a secure digital lockbox. This option allows viewing properties on their own time, often leading to faster leasing. Renters undergo ID verification, pre-screening, and are required to secure the property post-viewing, ensuring security is maintained.

    With both options available, we make it easy to showcase your property. We provide flexibility and professionalism while maintaining a secure process that helps get your property leased faster.

  • Pets, Do I have to accept them?


    It’s completely your decision since it’s your property, but we strongly recommend allowing pets. Around 65% of renters have pets, and by not allowing them, you could significantly reduce the pool of potential renters for your home. Allowing pets not only increases your chances of leasing faster but also boosts your cash flow—renters with pets pay an additional $50 per month, per pet, if accepted, which adds to your overall profit.


    Even if you choose not to allow pets, keep in mind that Emotional Support Animals (ESAs) and service animals are both state and federally protected, meaning you are legally required to accept them. Allowing pets can be a great way to maximize your rental income while appealing to a broader range of renters.

  • Do I get to pick the tenant, or does Authority PM pick the tenant?

    At Authority PM, we handle the tenant screening process to ensure compliance with state, local, and federal fair housing laws, which require that all applicants are treated fairly and equally. We follow a consistent system to minimize legal risks and avoid any potential issues of discrimination.


    Here’s how it works: Our team carefully reviews all applications to ensure potential tenants meet the minimum requirements we’ve set together, such as credit, income, and rental history standards. Once we’ve identified qualified applicants, we’ll share their application with you for review. Together, we’ll decide on the best tenant for your property.


    This collaborative approach keeps you involved while making the process stress-free. We work diligently to find the right tenants because selecting the wrong one creates challenges for everyone. With our thorough screening and your input, we aim to ensure a smooth rental experience that protects your investment.

  • Is landlord insurance necessary?

    Landlord insurance is essential to protect your investment property. Unlike standard homeowners insurance, it’s specifically designed for rental properties and covers risks such as property damage, liability claims, and loss of rental income due to unforeseen events. It provides peace of mind, ensuring you’re protected while renting out your property.

  • Can I use my own vendors?

    While your property is vacant, you’re free to use your own vendors for maintenance and repairs. However, once the property is occupied, we limit vendor access to ensure safety, reliability, and quality service.


    We work exclusively with a trusted network of vendors who have proven their reliability and meet our high standards for performance, accountability, and professionalism. This ensures that repairs and maintenance are completed efficiently and consistently.


    Using outside vendors after a property is occupied can create challenges, such as delays in communication or lack of follow-through. For this reason, we typically rely on our vetted vendors. However, we’re open to reviewing exceptions on a case-by-case basis to ensure the best results for your property while maintaining high standards of care.

  • How are repairs handled?

    We partner with a reliable network of licensed and insured vendors to handle all repairs and maintenance with quality and care. For repairs under $500, we address them immediately to ensure quick resolution without delays. If a repair exceeds $500, we’ll contact you for approval before moving forward—unless it’s an emergency that requires immediate attention. This system ensures efficiency while keeping you informed on larger expenses.


    All maintenance costs and vendor invoices are itemized in your monthly owner statement for complete transparency. Our vendors are carefully vetted to provide fair pricing and dependable service. Should any concerns arise, we’ll work closely with the vendor to ensure the issue is resolved to your satisfaction.

  • When do I get Paid?

    We aim to make the payment process smooth and predictable for our property owners. Rent is collected from tenants between the 1st and 5th of each month. After this, we handle processing any invoices for vendors or service providers to ensure all property-related expenses are managed efficiently.


    Owner payments are then processed and disbursed on the 18th of each month. This schedule allows us to carefully manage rent collection, expenses, and payouts, ensuring everything is handled accurately and on time. You can count on receiving your funds promptly every month!
